Selecting a Home is not just buying a House, you are investing in a community.

Check list for Community.  Drive through the neighborhood several time at different
time of the day and night.

1.  Are you comfortable
2.  Learn about the school system-even if that is only an issue in the future
3.  Community organizations
4.  Commercial Shopping Center - What is available, and how do they look
5.  Transportation























1.  Will you be able to do the work yourself?
Professionals should be called in for Electrical, Plumbing, and Structural work
2.  Consider the time to complete the necessary remodeling
3.  Obtain a qualified estimate of the cost
      a. Material Costs
      b. Contractors Cost
      c.  Building permits required by the city

Never purchase a home that needs repair until the extent of that repair has been
determined.

Hire a Professional to inspect the HOUSE.

This economy has many sellers closer to or being "underwater".  Simply states this
means that they are selling the property for less than they owe.




Here are a few tips on negotiating a contract:

1. Price
The price offered must be comparable to the market.  Our realtors will prepare a
competitive market analysis.  The seller's lender will not consider a price that is
too low.

2. Time
Allow enough time for the negotiations.  A lender will not look at a contract that
does not have a reasonable chance to close.  There can be a rider to the contract
that stipulates the amount of time a buyer will wait for the lender to review and process
the shore-sale package.

3  Inspections
Buyers do not want to spend the money for an inspection prior to knowing their
bid will be accepted, however this may jeopardize the sale.  A lender will
consider this as a contract that may not close and will reject the offer.

4.  Buyers loan approval
There will be a very short time, once the offer has been accepted ,therefore loan   
application must be made and approved as soon as practicable.

REMEMBER, ALL OFFERS ARE SUBMITTED TO THE SELLER.  It is always the
seller's choice whether or not to submit it to the lender.
